Use this calculator to estimate your 2025–26 land tax based on the general rates, whether for a single property or multiple taxable properties owned in South Australia, including apportioned amounts per property.
Who should use this calculator
- This calculator is for people, corporations and other organisations who own land that is taxed at the general rates.
- If your land is held on trust and is subject to the trust tax rates, use the trust land tax calculator.

Important
- This calculator does not include any deductions for shared ownership or trust beneficiaries or unitholders. If these apply to you, the calculation is an estimate only and may not reflect your actual liability.
- If your total land tax liability is less than $20, no assessment will be issued.
- If you need a calculator for a previous financial year, jump to calculators for previous financial years.
Before you start
- You will need the site value of your taxable land for the 2025-26 financial year.
- This can be found on your Land Tax Assessment or requested through South Australian Land Information System (SAILIS), an online platform for land and property information maintained by Land Services SA. A fee may apply.
Estimate land tax for a single property
If you only own one taxable property, you can estimate the land tax payable for that property.
To calculate the land tax of a single taxable property:
- Enter the site value of the property in the Estimate land tax for a single property section.
- Click on the Submit button.
- The Estimated land tax payable is shown.
Estimate land tax for multiple properties
- If you own more than one taxable property, you can estimate the total land tax payable across all properties. You can also estimate the apportioned land tax for each individual property.
To calculate the total estimated land tax of all the taxable properties:
- Add together the site values of all the taxable properties and enter that figure into the Estimate land tax for multiple properties section.
- Click on the Submit button.
- The Estimated land tax payable is shown.
To calculate land tax apportioned to an individual property:
- Without refreshing the page or clearing the value you submitted in the Estimate land tax for multiple properties section, enter the site value of an individual property in the calculate land tax apportioned to an individual property section.
- Click on the Submit button.
- The Estimate of land tax apportioned to the individual property is shown.
- Repeat steps 4 and 5 for each of the individual properties you own. You do not need to start again each time - you can simply type over the last individual property value and press Submit.

From the 2020-21 financial year, amendments to the Land Tax Act 1936 resulted in separate assessment of land held on trust, with a higher rate of land tax and a lower land tax threshold being applied to land owned by trusts under certain conditions.
